Recently Closed – Buying a Home in Baltimore, MD

A few weeks ago, one of our favorite (and best) Realtor partners in the country, Margaret Rome, reached out to tell us about a home buyer that needed help with a preapproval and purchase mortgage for his first home in Baltimore.   A recent graduate, our customer was moving across country from Minnesota to Baltimore, MD, and needed some guidance in a very tough market!

Thankfully, the buyer was very well qualified and had a cosigner that was able to assist with the purchase loan.  Did you know that for conventional loans, borrowers can use a family member that will not live in the property being purchased as a cosigner?  In this case, they took advantage of that, and found a beautiful home in a great, incredibly convenient location.

Since the market is so competitive, we had just 3 weeks from contract to close, and our team was able to wrap things up a day early.  We used conventional financing, and thanks to some excellent negotiating, the home we financed appraised for an amount slightly above what the buyer agreed to pay, leaving them with some instant additional equity!

In this market, many buyers are hesitant to buy because of high rates and high home prices, but it’s important to remember that rate isn’t permanent.  Our fixed rate loans have the same rate for the life of the loan, but if the market changes and rates drop, most home owners will consider a refinance to move into a lower rate loan option, something we’re hoping to offer all recent home buyers soon!

Our customer was very happy, and relieved to have their new home after driving 20+ hours across several states to make their move.  When moving long distances, it’s incredibly important to work with an experienced lender that can keep the loan process fast, easy, and stress free so you can focus on more important and urgent matters like the logistics of your move, your financials, and how you’ll furnish your new home.
